Watching the Olympics and particularly some of the new events has been fascinating.  The skill, determination and teamwork shown by our (mostly) young athletes is fun to watch and quite inspiring.  I almost feel compelled to dust off my old climbing shoes and head to the local climbing wall for a spot of ‘Speed Climbing’.

The highs and lows of sport can be found in the residential property market, where we are currently experiencing a high volume of “Personal Bests (PBs)” and “Ryedale Records (RRs)” for our clients.  Topping the scales was a 4-bedroom family home near Pickering completing last week within 28days of going on the market, achieving more than 20% above the guide price.

The question is are we at the peak and heading for a downturn?

Current evidence would suggest not and the hype in the market looks set to continue through the summer holiday period and into September.  The Stamp Duty holiday up to house values of £250,000 is scheduled to end by 30th September, with a reversion to the historic rates of SDLT.  Interest Rates continue at a record low, with many lenders looking to pass on favourable rates to consumers looking to spend.  The demand from active buyers wanting outside space and to immerse in rural life continues to be a market leader.  However, there will undoubtedly be bumps along the road: fiscal pressure, end of furlough and wider economic uncertainty will combine to downplay some of the confidence within the current marketplace.

As such, the honest answer is, as our experience would attest, do not rely on current market conditions being sustained into the medium-to-long term.
