Location Download Brochure Detailed Plans

A unique and desirable paddock with meadow adjacent to the Pocklington Canal on the edge of East Cottingwith.

The land is located off Church Lane, lying to the north west of the Village of East Cottingwith. The field benefits from a right of way over a shared access track.

A single paddock plus meadow formerly laid to grass extending to approximately 3 acres (1.21 hectares). Located in a very pretty location the land could be used for a number of uses subject to the appropriate consents being sought.

Lying adjacent to the canal, the land currently provides a haven for wildlife. The main paddock and meadow, which have recently been cut, could easily be sub-divided and are surrounded by a mix of grassland, wild woodland and the Pocklington Canal to the north.

The land is classified as Grade 3 & 4 on the Agricultural Land Classification. The soil is within the Everingham soil classification which describes deep stoneless permeable fine sandy soils with some bleached subsurface horizon. The land has previously been laid to grass and grazed.
