It is increasingly important that our assets are maintained, distributed, sold or passed on in as tax efficient a way as possible; the Stephensons team specialise in the fields of Inheritance Tax or Capital Gains Tax planning; with our general knowledge of agriculture and property values, we are best qualified to advise on the family's future estate planning, and to guide on difficult inheritance problems.

BANK & MORTGAGE VALUATIONS

We are professional Chartered Surveyors with the authority and ability to carry out RICS "Red Book" valuations for bank and mortgage purposes; our fees will be competitive and our service efficient.

When bereavement affects a family, we can offer a sympathetic appraisal of the assets required for valuation in an Estate; we provide formal valuation certificates for the Inland Revenue and will negotiate a settlement.

TENANCIES AND RENTS

Through our membership of the Agricultural Valuers Association and the Chartered Surveyors Institution, we have unrivalled access to the latest changes and opinions on every aspect of tenancies and rents. We can act for either landlord or tenant.

  • A.H.A. 1986 ACT TENANCIES - We have generations of experience in dealing with tenancies under the A.H.A. 1986 Act covering rent reviews, succession, surrender, dilapidations and tenant right.
  • FARM BUSINESS TENANCIES - Since 1995, the law allows great flexibility in the landlord and tenant system; and we hold on computer a range of templates for alternative FBT Agreements to suit the individual circumstance. We advise on rent, surrender and dilapidations.
  • SHARE FARMING AND CONTRACTORSHIPS - This is the new relationship between landowner and farmer which keeps total control of the land without the hassle of day-to-day management. The landowner can remain a "farmer" for tax purposes whilst the contractor has the freedom to get on with the job. We can tailor a share farming arrangement to suit any circumstance.
